In a condo, how responsibilities and costs are shared depends on the declaration of co-ownership and the syndicate’s decisions. These are legal questions on which we do not take a position.
Our role is practical: locate the activity, treat the right areas and document each treatment in a written report, so the board of directors can make an informed decision.

Common portions
Basements, garbage rooms, hallways, garages and mechanical rooms: we inspect the places where pests travel and hide between units.
Private portions
We inspect the unit that reported the problem and, when needed, the neighbouring units, with access planned together with the manager.
Building envelope
Against mice and rats, we seal accessible openings on the outside of the building, such as cracks, gaps around pipes and joints.

A small self-managed condo, a condo tower or a building run by a management firm: the needs differ, but the method does not change.

Bed bugs, cockroaches, rodents: pests in multi-unit buildings
Most of these pests call for a building-wide approach because they travel through walls, floors and ducts; others, such as wasps, nest in the building envelope instead.
- Bedbugs — they spread quickly between units in a multi-unit building; Aprehend biopesticide is applied on the first of 2 visits, and the second serves as a follow-up that treats any residual hatching; written guarantee: 6 months.
- Cockroaches — drawn to the warmth, moisture and food of kitchens, they can reach the next unit; growth regulators and gel baits registered by Health Canada; written guarantee: 6 months.
- Mouse — basements, crawl spaces and shared walls serve as their pathways; we set locked stations and close exterior openings, over at least 2 visits, one of them a follow-up; written guarantee: 6 months.
- Rats — we place secured stations both indoors and outdoors, then block access points with wire mesh and sealant; written guarantee: 1 year.
- Pharaoh ants — they nest inside walls and move from one apartment to another through ducts; non-repellent gel baits, never aerosols, over several visits; written guarantee.
- Wasps and hornets — their nests are found under eaves, inside hollow walls or on the façade; nest removal with a written guarantee.
Communicating with residents, a decisive step
A building treatment works when residents know what to do, and when. Here are the practices we recommend to condo boards and managers:
- ask residents to report any pest sighting in writing, without delay;
- send a written notice stating the treatment date, the units involved and the preparation instructions, following the access rules that apply to your building;
- tell residents who to contact with their questions about the treatment;
- remind residents that no furniture or belongings should move between units during a bed bug treatment;
- keep the affected units confidential, so no one hesitates to report a problem.
A prompt report gives the infestation less time to reach other units.
Before any plan: a picture of the whole building
The initial visit measures the extent of the problem, unit by unit, before we propose a plan. It takes place at a time agreed with the manager or the syndicate’s representative.

In a building, preparation is not limited to the units: common areas and access matter just as much. We provide instructions adapted to the pest during the inspection; here are the points the syndicate or the manager should plan for.
- Common areas: clear access to basements, storage areas, mechanical rooms and the garbage room, and move stored items away from the walls.
- Keys and access: arrange keys for locked rooms and access to units whose occupants will be away on the scheduled day.

Your questions about condo pest control
How pest control costs are shared in a condo depends on your declaration of co-ownership, where the infestation is located and the decisions of your board of directors. Extermi Pro does not give legal advice on how costs are split. The written report provided after each treatment does, however, give the board a clear picture of the situation.
Yes, neighbouring condos should be inspected, then treated if the inspection warrants it. When one unit is treated alone while its neighbours are also affected, bed bugs can come back: this is one of the main causes of re-infestation in a building. After the inspection, we recommend which adjacent units to check or treat.
Yes. With mice, rats and cockroaches, the common areas are often at the heart of the problem : basements, garbage rooms, garages, utility chases and hallways. We inspect them from the initial visit and include them in the plan when the activity calls for it. For rodents, we also seal accessible entry points on the outside of the building.
During the inspection, we give the syndicate or the manager pest-specific instructions, which they then pass on to residents. For bed bugs, for example, bedding must be washed, the space around the bed cleared and furniture set away from the walls. On the day itself, a unit that is not ready can delay treatment of its neighbours.
It all depends on the pest. For bed bugs, the Aprehend biopesticide protocol involves 2 visits, the second being the follow-up; mice require at least 2, including a follow-up, with exterior sealing. For cockroaches and pharaoh ants, the number of visits, follow-up included, is set in the plan drawn up after the inspection.
The written guarantee varies with the pest treated in the building. It lasts 6 months when the treatment targets mice, cockroaches or bed bugs, and 1 year when it targets rats. Pharaoh ants, wasps and other pests also come with a written guarantee. If new activity appears in a treated unit during the guarantee, the corrective treatment is done at no extra charge.
Yes. After each treatment, the syndicate receives a written service report, along with our recommendations. It can present it to the board of directors, keep it on file or use it to inform co-owners.
All products used in the building carry Health Canada registration and are applied in a targeted manner, in the areas identified during the inspection. Rodent baits are placed in locked stations, where children and pets cannot reach them. For some treatments, occupants may be asked to stay out of their unit for a few hours; the exact duration is stated in the instructions provided before the treatment.
